Renovations/Extensions
A renovation is the one time the walls and floor are open, so it is the cheapest moment to move a toilet, add a second basin or replace the old galvanised pipe you would otherwise never see. We do the rough-in, come back for the fit-off once the tiling is finished, and lodge the Form 4 so the work is on record. Working with you to build the dream home, not just the plumbing behind it.
What is included
How we approach it
- Bathroom, ensuite, kitchen and laundry renovations, from a straight swap of fixtures to a full new layout
- Rough-in of water and drainage to the new positions while the walls and floor are open, ready for the waterproofer and tiler
- Fit-off of tapware, toilets, vanities, showers, baths, sinks and appliances once the tiling is done
- Relocating toilets, showers and basins, including new floor wastes and drainage falls that actually drain
- Hot water upgrades sized for the new bathroom, and gas connections for cooktops and continuous flow units
- Replacing old galvanised or copper pipework and earthenware drains while they are exposed, so the new room is not sitting on a fifty-year-old problem
- Pressure testing and flow checks before the walls close up, so nothing is discovered after the tiles are down
- Form 4 lodged with the QBCC on completion, which you will need when you sell
No two jobs are the same. If you are not sure whether what you have is urgent, call and describe it. We would rather tell you it can wait than charge you for an after-hours call you did not need.
How it works
What happens on the day.
Plan it with you
We look at the plans or walk the room with you, tell you what the existing pipework can and cannot do, and quote the rough-in and fit-off as two clear stages.
Rough-in
Once the room is stripped, we run the new water and drainage to every fixture position, cap it off and pressure test it. Then we get out of the way of the waterproofer and tiler.
Fit-off
When the tiling is finished we come back and fit the tapware, toilet, vanity, shower and bath, connect the appliances and commission the hot water.
Sign-off
We check everything under pressure and flowing, walk you through it, and lodge the Form 4 with the QBCC within ten business days.
Working with your builder
We slot into the program
- Turn up when the schedule says, rough-in done before the waterproofer is booked
- Clear communication with the site supervisor on positions, falls and what needs to move
- Fit-off timed to the tiler finishing, not a fortnight later
- Compliance paperwork handled so it is not a loose end at handover
Running the job yourself
We help you get the order right
- Plain advice on what a licensed plumber must do by law and what you can do yourself
- A sequence you can hand to the other trades: demolition, rough-in, waterproofing, tiling, fit-off
- Fixture and tapware advice before you buy, so nothing you fall in love with turns out not to fit
- One point of contact for water, drainage, gas and hot water, rather than three
Straight answers
Questions we get asked.
Do I need a licensed plumber for a bathroom renovation in Queensland?
Yes. Any work connected to the water supply or sewer must be done by a QBCC licensed plumber, at any value. Moving or adding fixtures is notifiable work, which means a Form 4 has to be lodged with the QBCC when it is finished. You can demolish, paint and choose the tiles yourself.
What is the difference between rough-in and fit-off?
Rough-in is the pipework that goes in while the walls and floor are open: water lines and drainage to every fixture position, capped and tested. Fit-off is the final visit after tiling, when the taps, toilet, vanity and shower are installed and connected. They are two visits, and we quote them as two stages.
Can I move the toilet or shower to a different wall?
Usually, yes. It depends on where the existing drain runs and whether we can get the fall to it. On a house on stumps it is straightforward; on a concrete slab it may mean cutting the slab. We will tell you which it is before you commit to a layout.
Should I replace the old pipes while the walls are open?
If they are galvanised steel or original earthenware drains, almost always. It is the cheapest they will ever be to replace, and a new bathroom on old pipes is a renovation you may have to open up again.
Who lodges the Form 4?
We do, within ten business days of finishing. You get a copy for your records, and it is one of the things a buyer or their building inspector will ask for when you sell.
Do you do the whole renovation?
No. We do the plumbing, gas and hot water. We work alongside a builder, tiler, waterproofer and electrician, or if you are managing the job yourself we will tell you what order they need to come in.
